When a home warranty is the better choice
We'd rather tell you this than sell around it. If your HVAC system, water heater, or major appliances are near the end of their service life and a $9,000 surprise would genuinely hurt, a warranty is doing something maintenance can't: absorbing financial risk. Maintenance extends equipment life and catches problems early, but it does not write a check when a 19-year-old condenser dies.
The reverse is also true. Warranties don't fix the sticking back door, the running toilet, the failed GFCI, the caulk line separating in the primary shower, or the gutter draining against the foundation — and in Dallas, those small items are what turn into expensive items. Most warranty contracts also require documented routine maintenance, so the two work better together than either does alone.
