Volk Estates was platted in the 1920s by Leonard Volk and still holds the largest single-family lots in University Park — 100 to 200 feet wide, many with detached garages, guest quarters, and pool houses on separate sub-panels.
The originals are brick and stone Tudors, Georgians, and Mediterranean revivals with plaster-and-lath walls, cast-iron drain stacks, and knob-and-tube or early cloth-jacket branch wiring surviving in attics behind decades of add-on circuits.
Nearly every home here has been renovated at least twice. That layering is the real problem: three generations of electrical and plumbing work spliced together, with junction boxes buried above finished ceilings and abandoned circuits still energized.

The City of University Park issues its own permits and sends its own inspectors — Dallas permits mean nothing here, and re-inspection delays are common when a contractor assumes otherwise.
Tree preservation is enforced aggressively in Volk Estates. Trenching for a generator, EV charger, or new service lateral near a protected pecan or live oak requires a plan that respects the critical root zone, often by boring instead of open-cutting.
