Most decks don't need to be torn out — they need rot replaced, ledger flashing corrected, fasteners pulled and reset, and a proper refinish. We inspect, repair, and refinish to add another decade of life without the cost of a full rebuild.

Inspection & Structural Repair

  • Probe inspection of framing, ledger, posts, and stairs
  • Sister or replace rotted joists and rim boards
  • Re-flash ledger w/ copper or stainless and code-correct fasteners
  • Tighten or replace post bases, post caps, and hardware
  • Stair stringer repair and tread replacement

Refinish & Restore

  • Selective board replacement (ipe, cedar, composite)
  • Strip old finish; clean and brighten with oxalic acid
  • Sand to 80–120 grit for an even base
  • Apply Penofin, Messmer's, or TWP penetrating oil system
  • Optional re-fasten with hidden-fastener system

Inspection & quote

We probe-test every joist, ledger, and post and quote repair vs. replace honestly — no upselling to a rebuild that isn't needed.

Structural repair

Rot, soft joists, and ledger flashing are repaired first — there's no point refinishing a surface over a failing frame.

Strip & sand

Old finish is stripped, the wood is brightened, and the surface is sanded to an even, accepts-stain base.

Refinish & seal

Premium penetrating oil applied in two coats with proper dwell — followed by a written re-coat schedule.
