Why Park Cities homes are outgrowing their original panels

Most of the original homes in Highland Park and University Park were built with 100A or 150A services — sized for a 1960s kitchen, a single A/C condenser, and incandescent lighting. A modern luxury remodel routinely adds an induction range (40–50A), a steam oven, a wine column, a 60A EV charger, a heat-pump pool heater, and a second A/C stage. Federal Pacific, Zinsco, and Pushmatic — what underwriters actually flag

Federal Pacific Stab-Lok and Zinsco panels were installed across DFW from the late 1950s through the early 1980s and have a documented history of failing to trip under fault. In the last three renewal cycles, every major Texas carrier — Chubb, PURE, Cincinnati, AIG Private Client — has either non-renewed homes that still carry them or required a permitted replacement within 30–60 days. A Pushmatic panel is a similar story: parts are obsolete, breakers can't be added, and the bus is often corroded behind the deadfront. We provide a permitted, city-inspected report with photos of the demoed panel, the new equipment, and the grounding system — exactly what underwriters request for the file.

What a single-day 200A or 320A upgrade actually looks like

We file the city permit (Dallas, University Park, Highland Park, Plano, and surrounding municipalities each have their own portal) and schedule the Oncor disconnect window the week before. On install day, the crew arrives at 7 a.m., kills power at the meter, removes the old service mast and meter base, sets the new meter can and either a 200A or 320A/400A main breaker panel (Square D QO or Eaton CH are our defaults — both stocked locally), drives a new ground-rod electrode system, bonds the water and gas service, and re-terminates every branch circuit to torque spec with AFCI/GFCI protection where the current NEC requires it. A Type-2 whole-home surge protective device is installed at the bus as part of every upgrade. Power is typically restored within 4–6 hours; the city inspector signs off same day or first thing the next morning.

Generator-ready and EV-ready from day one

If you might add a Generac or Kohler standby generator in the next few years, we install an interlock kit or pre-wire for an automatic transfer switch during the upgrade — a $400 add at install time that becomes a $2,000 retrofit later. The same logic applies to EVs: we land a 60A or 100A subfeed to the garage for a future Tesla Wall Connector or ChargePoint Home Flex so the next install is a 90-minute trim-out instead of a wall demo.
