The Challenge
A property manager called about drywall cracks forming around the windows of a rental property. In Texas, some cracking is normal — but what we found when we investigated was well past that. The foundation wasn't just settling. It was sinking, and it needed to be addressed before the structure got any worse.
The Solution
After digging down and assessing the situation, we installed three sets of underpinning to stabilize the foundation and stop the movement. Underpinning transfers the load of the structure down to more stable soil below the problem zone — it's the correct long-term fix, not a patch. We also identified water intrusion as a contributing factor and installed a drainage system to redirect water away from the foundation. Water sitting against a foundation in DFW's expansive clay soil is one of the biggest drivers of this kind of movement, so addressing drainage wasn't optional — it was part of actually solving the problem.
The Result
Foundation stabilized, drainage corrected, and the property manager has documentation showing the repair was done properly — which matters for a rental asset. The drywall cracks were a symptom. We found the cause, fixed it at the source, and put a drainage solution in place to reduce the odds of it happening again. This is the kind of job where calling the right person early saves tens of thousands of dollars compared to letting it go another few years.
